Superintendent (Healthcare) Job at Just Construction Recruitment, Raleigh, NC

  • Just Construction Recruitment
  • Raleigh, NC

Job Description

The Healthcare Superintendent leads all field operations on one or more healthcare projects, with a focus on renovations, additions, and infrastructure work in occupied hospitals. You will own the schedule, safety, quality, and coordination of the work in the field, and serve as the primary point of contact for the hospital's facilities, infection prevention, and clinical teams. This role requires a superintendent who can build fast and build clean while keeping the hospital running.

Key Responsibilities

Field Leadership and Planning

  • Lead day-to-day construction operations, including self-perform work, subcontractors, and trade partners.
  • Develop and maintain the baseline and look-ahead schedules, including phasing plans for work in and adjacent to occupied patient areas.
  • Plan and sequence logistics: laydown, hoisting, deliveries, material routes, and construction entrances and exits that stay separated from patient, visitor, and staff traffic.
  • Run weekly subcontractor meetings, pull planning sessions, and daily huddles.
  • Support preconstruction by reviewing constructability, phasing, and site logistics during design and estimating.

Live Hospital Operations

  • Implement and enforce the Infection Control Risk Assessment (ICRA) and the project's ICRA permit process, including barriers, negative air, HEPA filtration, pressure monitoring, and daily inspections.
  • Plan and manage Interim Life Safety Measures (ILSM) and coordinate fire alarm, sprinkler, and egress impairments with the hospital's life safety and facilities teams.
  • Coordinate planned utility shutdowns and tie-ins (medical gas, power, HVAC, water, nurse call, IT) using hospital-approved shutdown request and Method of Procedure (MOP) processes.
  • Control noise, vibration, dust, odor, and water intrusion, and respond immediately when a concern is raised by the hospital.
  • Maintain a strong working relationship with hospital leadership, facilities, safety, infection prevention, and department managers.

Safety

  • Champion a zero-incident culture. Lead site-specific safety planning, pre-task plans, orientations, and audits.
  • Enforce hospital-specific safety requirements, including hot work permits, penetration and ceiling tile permits, and badging and access rules.
  • Investigate incidents and near misses and implement corrective actions.

Quality and Compliance

  • Implement the project quality plan, including mockups, preinstallation meetings, and in-process inspections.
  • Coordinate inspections and approvals with the NC Department of Insurance, NC DHSR Construction Section, local building officials, fire marshals, and the Authority Having Jurisdiction.
  • Ensure the work complies with applicable codes and standards, including the NC State Building Codes, NFPA 99, NFPA 101, FGI Guidelines, and the owner's design and construction standards.
  • Manage commissioning, testing, balancing, certification, and the closeout process, including support for owner survey readiness (Joint Commission, CMS, state licensure).

Cost, Schedule, and Project Team Collaboration

  • Partner with the Project Manager and Project Engineer on RFIs, submittals, change orders, and cost tracking.
  • Review and verify subcontractor pay applications against field progress.
  • Identify risks early and develop recovery plans when the schedule is threatened.
  • Mentor assistant superintendents, project engineers, and field staff.

Qualifications

Required

  • 8+ years of commercial construction field experience, with at least 4 years as a superintendent or lead assistant superintendent.
  • 3+ years of direct experience on healthcare projects, including renovations in occupied hospitals.
  • Working knowledge of ICRA, ILSM, negative air and pressure relationships, and healthcare utility shutdown procedures.
  • Demonstrated ability to build and manage schedules (Primavera P6, Microsoft Project, or similar) and lead pull planning.
  • Familiarity with NC building code, NFPA 99 and 101, and the NC DHSR review and inspection process.
  • OSHA 30-Hour certification.
  • Strong communication skills with the ability to work comfortably with clinical staff, facility directors, and design teams.
  • Valid driver's license and the ability to pass a background check, drug screen, and any hospital-required health screening and immunization requirements.

Preferred

  • Experience on projects in the Triangle, Triad, or broader North Carolina healthcare market.
  • Experience with operating rooms, imaging suites, pharmacies and sterile compounding spaces, central sterile, ICUs, emergency departments, or cath labs.
  • Experience with design-build, CM at Risk, or IPD delivery methods.
  • Working knowledge of Procore, Bluebeam, and scheduling tools such as Touchplan.
  • Lean construction training (Last Planner System).
  • Certifications such as CHC (Certified Healthcare Constructor), ICRA training, First Aid/CPR, or Competent Person credentials.
  • Bachelor's degree in Construction Management, Engineering, or a related field, or equivalent field experience.

Core Competencies

  • Owner-minded: Treats the hospital's patients, staff, and operations as the priority.
  • Disciplined planner: Anticipates the shutdown, the inspection, and the logistics conflict before they happen.
  • Calm under pressure: Makes sound decisions when an issue arises in a live environment.
  • Strong communicator: Clear and credible with trades, designers, and hospital leadership.
  • Accountable leader: Sets the standard for safety, quality, and professionalism on site.
